1. About these terms
These Terms & Conditions ("Terms") apply to work carried out by Property Pulse ("we", "us", "our") and to your use of this website. By instructing us to carry out work, accepting a quotation, or booking a service, you agree to these Terms.
If anything in a written quotation, scope of works, or contract differs from these Terms, the written quotation/contract will take priority.

3. Services
We provide property maintenance services including reactive repairs, planned maintenance, inspections, and related works for domestic and commercial properties.
- We will carry out work with reasonable care and skill and in line with applicable standards.
- Any timescales provided are estimates. Delays can occur due to access, parts availability, weather, third-party contractors, or unforeseen issues.
4. Quotations & pricing
- Quotations are based on the information available at the time. If the scope changes or hidden issues are discovered, we may need to revise the price.
- Unless stated otherwise, quotations are valid for 30 days.
- Materials, parts, and specialist subcontractors may be charged in addition to labour where applicable.
- All prices quoted are inclusive of VAT where applicable.
We will always aim to communicate clearly before proceeding with additional work that affects cost.
5. Booking, access & site conditions
- You are responsible for providing safe and reasonable access to the property at the agreed time.
- Please ensure utilities (water, electricity, gas) are available where required for the work.
- If access is not available or the site is unsafe, we may need to reschedule and a call-out/abortive visit charge may apply.
- You must inform us in advance of any known hazards (e.g., asbestos, structural issues, aggressive pets, vulnerable occupants).
6. Variations & additional work
If you request changes to the scope of works, or if additional work becomes necessary (for example, due to hidden damage), we will explain the options and any impact on price and timescales.
7. Payment terms
- Payment is due within 7 to 28 days of invoice, as specified on your quotation or invoice.
- For larger value works, we may require a deposit before work commences. The deposit amount will be clearly stated on your quotation.
- For ongoing or staged projects, we may request interim payments at agreed milestones.
- Late payments may result in work being paused and/or additional costs being incurred.
We accept payment by bank transfer, card, or other methods as agreed.
8. Cancellations & rescheduling
If you need to cancel or reschedule an appointment, please give as much notice as possible. Where short-notice cancellations occur, we may charge for time already allocated, travel, or materials ordered.
9. Guarantees & workmanship
Any workmanship guarantee (if offered) will be described on your quotation or invoice. Guarantees do not cover:
- Normal wear and tear
- Damage caused by misuse, neglect, or third parties
- Issues caused by existing defects or previous poor workmanship
- Materials or appliances supplied by the customer (unless agreed in writing)
10. Photos, reports & communication
We may take photos before, during, and after works for record-keeping, quotations, and quality control. We will not share identifiable customer information publicly without permission.
11. Liability
Nothing in these Terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be limited by law.
Subject to the above, we are not liable for indirect or consequential losses. Our total liability for any claim relating to the services will be limited to the amount paid for the relevant work, except where the law requires otherwise.
